Every off-plan deal I bring you has already been checked against six financial criteria — net of service charges, DLD fees, and realistic vacancy. If it doesn't hold up, you never see it.
"If a deal doesn't work once the DLD fee, a realistic handover timeline, and the exact service charge are in — I tell you to walk away."Mitchell Marriott, Dubai Off-Plan Advisor
Why work with an advisor, not a sales rep
I only bring you projects I'd put my own capital into. Nothing reaches your desk on quota alone.
Every projection is shown after service charges, DLD fees, and vacancy — not the gross figure on the brochure.
Commission is standard across the market and paid on allocation — so advice to you costs nothing extra.
The filter
Most brokers lead with commission. These are the numbers I check before a project earns a place in your shortlist.
Entry price per square foot measured against historical submarket highs, across construction and post-completion phases.
Developer track record, escrow position, and contractor delivery history cross-checked against DLD construction audits.
How your capital moves across 1% monthly, 50/50, or post-handover plans — and whether it sits idle without you.
Realistic occupancy and yield for that specific neighbourhood, not the developer's marketing projection.
Recurring fees built into the yield forecast up front, so there's no surprise after handover.
Full accounting of the 4% transfer fee, Oqood registration, and trustee costs before you commit.
"Mitchell stripped back the developer hype and showed me the actual net yield after service charges. I ended up in a prime growth corridor with a payment plan that actually made sense."James M. — Property Investor, London
Before you commit capital
Commission is standard across the UAE off-plan market and paid by the developer on allocation. I work across all Tier-1 developers rather than one, so there's no incentive to push a specific building.
Yes. Reservation, SPA signature, and escrow payment can all be completed digitally from the UK — I oversee the document flow end to end.
It's the Dubai Land Department's transfer fee, plus a nominal Oqood admin charge (roughly AED 1,000–3,000). Unlike the UK, there's no stamp duty, capital gains tax, or council tax.
Payments sit in a project-specific RERA-regulated escrow account. Developers can only draw funds as milestones are certified by government-appointed engineers.
Tell me your budget and goals — I'll respond within 24 hours with the one deal that fits you best.
